If your Furrion RV Tankless Water Heater - Gas - Automatic Pilot - 60,000 BTU Item # FR93FR is coming on and then kicking off you could have an electrical, gas, or water pressure issue.
The unit needs to have 12v DC running to it so you'll want to check that with a voltage tester. If it doesn't you may have a voltage drop off and need a thicker gauge of wire depending on the distance your wire travels.

I believe that your problem is the color of the wiring itself. Although there are standards out there, sometimes vehicle manufacturers use different color wiring for different functions which ends up throwing people off when they are trying to install a connector like what you are doing with the Pollak # PK12-707E.

The Roadmaster Lock Set - Hitch Lock and 2 Quick-Disconnect Padlocks # RM-304 does lock the easy disconnection points. You are correct that someone really determined to disconnect your vehicle will still be able to remove hardware and roll it away. If you are concerned about this, there are other things you can do to deter that theft. In order to test the motor on what I assume are set of Lippert Kwikee Electric Steps, you will first want to sever the yellow and red wires on the motor. Once you do this you will then need to obtain access to a 12 volt power source you know functions. If you take the red wire and place it on the direct 12 volt power source while grounding the yellow wire, the step should then either extend or retract. I spoke with my contact at Roadmaster about the InvisiBrake # RM-8700 issue you are having and he told me that the first place to check is the vacuum line that leads to the engine. If that is kinked it will prevent it from building any pressure.
He did say that if you sit for long enough the pressure will eventually bleed off. view full answer...
The broken step arm can be caused by more than one issue but the control module simply tells the step when to function. The motor however is a resistant motor so if working correct would stop when too much pressure or force is being applied.
